A BIG update on the gas stations I bought and two big reveals!

Back to the GBG Challenge this week! A lot has happened in the past week and as I'll point out at the end - I need to get the 911 here fast - so the race is on!

This is how our locations are doing this week:

1. The first location is under contract with a buyer who decided to get a Phase II environmental report done, as is his right. That's a smart move and something that I do as well. A Phase II includes taking real-world soil samples and seeing if there's contamination. Well... there was. Now we're going to remediate and you'll get to see how we do that in real time! This is going to be fun!

2. There was a big change to the situation at store #2! I was going to sell this one but I've decided to keep it and open it with an old partner of mine. What that means to you, Gas Nation, is that you'll get to see me reopening an old store from A-to-Z and I promise it's going to be really exciting - all new inventory, new pumps, and lots of other great things. This is Reveal #1!

3. I had store #3 on sale with a broker and it wasn't moving except for a single offer where the buyer ghosted us. That’s never good. What happened was that we priced it way too high. That's my mistake and a rookie one at that. Oh, well, time for a price adjustment. We'll still do very well on this deal, but not as well as if I priced it properly the first time. I’ve been at this for 35 years and I’m still learning every day!

4. Store #4 received a verbal offer this week! I should have it in writing next week, so hopefully in our next episode, I'll share the exact numbers on this one. This is really great!

And finally Reveal #2 - my daily driver, an SUV I've had for quite a while - conked out on me in the last couple of days so the clock on the 911 just got moved up! I need a car!!!

Guys - I'm at my happiest when I'm deep in the weeds of simultaneous deals like this. And things are really heating up!
